Know when to get an appraisal.

Sometimes you can use a good independent valuation from a registered valuer to your benefit in marketing your home. You can use it to let prospective buyers know that your home has been valued by an independent with no interest in your property. However, a valuation costs a lot of money. It also has a limited life. And you may not like the figure you hear as any valuation is simply an estimate.

Some people look to rates assessments to assign a value. The problem here is that your rates assessment is carried out by Quotable Value New Zealand on behalf of the Wellington City Council and this is done on a mass scale plus most properties are never actually visited or inspected by the valuer, so they don’t necessarily reflect the true market value of your home.

A good real estate agent is someone who has vast experience, is well known, successful and knows the market and your neighbourhood in particular. They will supply you with information on past sales, current listings, a marketing plan, information on their own background, and references from past clients are a must as they will give you a real feel for how the agent operates and the comments will becoming from other home sellers.

Take the time to carefully evaluate candidates on the basis of their experience, local profile, enthusiasm, knowledge of market realities and personality. Most importantly, make sure you choose someone who is going to put in a lot of hard work on your behalf.
